Located less than 10 minutes drive from Gandesa, the capital of the Terra Alta wine region, and under 15 minutes from Batea, Maella, Nonaspe and many other picturesque villages in this beautiful region of western Catalunya.

The 8.7 hectare (87,418m2) finca, which has good access off the tarmac road and along a short track, consists of large flat terraces of land with some olives, almonds, fig trees as well as pine forest to the edge. The terraces, which are not sprayed, are full of wildflowers and local plants.

The 2-storey traditional stone house has been well preserved, with the internal stone walls pointed to keep water out, and a fibre cement roof put over the original wooden beams to keep them from the weather. The house has a traditional wood oven to the side, made from cut stone.

Attached to the original building is a large purpose-built shed. Total surface area of house and shed is 116m2.

The property has a beautiful old cisterna, cut from local rock, with a wash basin and stairs leading down into the circular cistern.

The area is well known for its limestone rich, sandy soils which are ideal for growing the local grapes used to create the popular DO Terra Alta wines. The most famous local grape variety is the white Garnaxa/Garnacha/Grenache, although many other local varieties are grown. The area is also renown for its vermouth and Arbequina olive oil.

The Terra Alta has a vibrant viticulture tourism industry, with plenty of local wineries and cellars open to the public.

Batea is a pretty town with a history going back to the protohistoric period. From the Iberians to the Knight's Templars, via way of the Romans and Arabs, evidence of its rich history are all around. The town has a large sports centre, with a municipal swimming pool and padel court, schools, medical centre, restaurants, bars and a twice weekly street market for fresh produce.
