Located in the foothills of the Serra de Cavalls mountain range, less than 10 minutes' drive from the vibrant town of Mora d'Ebre, there are fantastic views across the valley from this 1.6 hectare (16 523m2) hill finca.

The property can be divided up into roughly three sections, bordered by wooded areas. To the front is an irrigated olive grove with over 100 Arbequina olive trees in production, as well as some old olives and a few almond trees.

In the middle of the finca, with a fenced garden to the front, is a 197m2, two-storey farmhouse with a covered porch. The front door of the house opens into a 28,25m2 kitchen-diner with the 45,16m2 living-dining room, with pellet burner to the back.

To the left of the kitchen is the 4.66m2 ground floor shower room and on the right, a 23m2 sunroom with a spiral staircase leading onto the large roof terrace.

There are two double bedrooms on the ground floor (15.41m2 and 18.00m2), one on either end of the living room.

Stairs to the back of the living room lead to the 44.32m2 first floor which consists of a 37,06m2 master bedroom and 7,26m2 en-suite with bath and shower. Double glass doors from the bedroom lead out onto the spacious tiled roof terrace.

The house, which also has an external utility room to the left of the kitchen, is tiled throughout. Heating in the rooms is via radiators which are connected to the pellet burner in the sitting room. All downstairs rooms have ceiling fans, and the master bedroom has air conditioning.

A 48-volt Outback solar system provides all the property's electricity, while water is from a year around agricultural water supply. The finca also has a large cisterna for water storage.

Directly behind the house are three stables in a fenced area. There is a 4x4m2 stable next to the solar shed and another two nearby of 4.5x4m2 each. Behind the stables a paddock/school measuring roughly 233m2 was used for horse training.

While the finca does not currently have a REGA number, this is easily obtained from the local town council.

The property is in a quiet rural area with plenty of country lanes suitable for outrides.

The riverside town of Mora d'Ebre is the capital of the Ribera d'Ebre area. It has a good hospital, junior and high schools, as well as colleges and all the usual amenities. There are rail and bus links to the coast and other cities. Reus airport is 40 minutes' drive from Mora.
