GANDESA. 6.3 HECTARE RETREAT WITH HABITABLE COTTAGE, YURT & CASITA 160 000€ 154A/24 Located 6kms as the crow flies from Gandesa, this charming property consisting of two fincas, one on either side of a quiet track, can be accessed via various routes winding up through the vineyards and orchards of the Terra Alta.
Used by the owner for many years as a peaceful retreat for herself and friends, the finca is designed so that there are communal areas for everyone to gather, as well as a variety of private accommodations for guests.
A conifer lined driveway leads up to a traditional 2-storey stone cottage with a distinctive semi-circular wooden deck with a bespoke metal balustrade.
Shaded by pines, the cottage has an arched entrance on the right of the building which leads into a small lobby built into the rock. The 36m2 ground floor is laid out as an open-plan kitchen and cosy living room with a log burner for heating.
Two windows to the front of the building let in natural light and provide views over the land and across to the second finca.
To the back of the house a tiled staircase leads to a spacious bedroom (approx 25m2) with a wooden floor and windows to the front and side, as well as an arched doorway leading out onto the deck. The bedroom is heated by the chimney pipe from the log burner in the living room.
A door to the back of the bedroom gives access to an adobe building (approx 25m2) a few paces behind the cottage. The building is divided into a communal kitchen, with fitted units on the left, and a bathroom on the right which has an organically shaped, tiled bath and basin. The compost toilet is in a separate small wooden structure.
The cottage has a coconut-fibre insulated roof, double-glazed windows and damp proofing under the floor. Radiators for gas central heating are fitted although not often used.
Rainwater is collected in a 15 000-litre circular tank to the front of the cottage, while household water is delivered every few months and stored in another 15 000-litre tank on the hill behind the cottage and then gravity fed down to the buildings. It is possible to get a borehole dug on the land as there is subterranean water.
Electricity is provided by a solar system.
A short walk from the cottage are two yurts, the 14ft yurt which sleeps 2-3 people is included in the sale.
The land on this side of the track comprises of mostly pine trees, a few olives and almonds as well as a small vineyard near the entrance.
On the other side of the track the second finca (2.6 hectare) has a small, renovated casita with a wooden mezzanine sleeping loft. The land consists of mainly pine trees with a few almonds and olives.
The Terra Alta is a region which has been inhabited since Paleolithic times, famous for its good wines, quaint villages, mountain pools and stunning scenery.
