GANDESA. 7.2 HECTARE FINCA WITH STABLING FOR HORSES & WATER

175 000€

Ref: 135A/23

Located on the old Bot road, less than 10 minutes drive outside Gandesa, this large finca of 7,2 hectares (72,481m2) is divided into two parts.

On the left of the track the 66m2 timber frame house is tucked away on a terrace above the stable block, on a 5.7 hectare parcel of land, half of which has been turned into paddocks for the horses. The property also has 3,8 hectares of olive trees in production, plus 1,5 hectare of pine forest.

The Finnish timber frame house, which has been on the property for 20 years, has a certificate of habitation (cedula) and is presented in good condition. To the front is a 3m2 enclosed porch and to the side a 25m2 covered terrace with fantastic views over the land and countryside in the distance.

The two bedroom, single-storey house has double glazed windows throughout. A spacious central living room with wood-burner, and on the right a tiled bathroom and fitted kitchen, with an external door leading to the side terrace and small sheds to the back of the house.

The property is connected to mains agricultural water with two filtration systems (salt and osmosis) to make the water potable. There is a 13 000 litre cisterna for water storage for the house and a separate one for the horses.

Hot water is provided by a gas and a separate solar boiler.

Electricity is from a 24 volt solar system which can be enlarged. There is also a 5KW petrol generator for back up power.

The house has satellite internet and TV connected.

The five horse boxes are built to Swiss regulation standards. They are 11m2 each with a fenced in concrete area to the front. Each box has automatic water points, as well as light (inside and out). There is also a shower area with lighting.

To the back of the boxes is a 6m2 tack room and on the side of the driveway a watertight 18m2 stone storage room, plus a covered side area. Higher up on the land is an 800m2 dressage arena.

On the second part of the finca, below the track, is a 2.1 hectare parcel of land with a disused legal borehole of 60m, an old windmill and an 800m2 balsa. There is also a small 18m2 watertight building with a sound roof, as well as a number of olive trees.

This is a beautiful, peaceful, part of the countryside with breath-taking mountain views, close to all the amenities that Gandesa, the capital of the Terra Alta wine area has to offer.
