GARCIA. RENOVATED VILLAGE HOUSE

52 000€

Ref: 146A/24

Built in 1900 this 3 storey, traditional village house of 99m2 (33m2 per floor) has been sympathetically renovated to create a comfortable 3 bedroom home which is full of character.

Entering the house via the large wooden front door, the downstairs floor is tiled throughout. To the left of the entrance hall the shower room has traditional Catalan tiles on the walls, a tiled shower, and an extractor which comes on when the light is switched.

To the back of the entrance hall the large cool (bodega) room has one pointed wall showing the original stonework. Currently used for storage and as a utility room, these back rooms were traditionally where food and drink was stored, as they keep cool all year round.

The stairs to the first floor have feature tiles on the rises, and wooden trims. The open-plan kitchen/dining room is to the front of the house, with new aluminium double doors opening onto a small balcony. A wood burner has been installed for heating in the winter, with the pipe going up through the attic, acting as a radiator for that floor.

To the back of the 1st floor is a double bedroom, and next to it a storage room or single bedroom. Both rooms have laminate floors and windows opening to a lightwell for ventilation.

The spacious attic which has laminate flooring throughout and beautiful exposed beams, has a large front room with traditional arched windows to the front of the building. To the back, are two single bedrooms, also with windows opening to the lightwell. The mezzanine layer above the bedrooms is used for storage and access to the roof.

The house, which has been completely rewired in the last five years, has original exposed wooden beams throughout.

Garcia is a lively little village with ancient roots. A short walk to the Ebro river, the village has all the usual amenities while being less than 5km from the capital of the Ribera d'Ebre region, Mora d'Ebre.
